Booking and Booking Deposits
By placing a booking with Old Pier House you (the lead guest) and your booking party (guests) agree to the following terms and conditions as set-out. During your stay you agree to abide by the subsequent conditions as set-out. If you have any questions about booking with us, please contact us by email before making a booking.
To place a booking with us the lead guest must be at least 18 years of age. The maximum number of staying guests per room is illustrated in the room occupancy details on the website. Where the person making the booking is different to the lead guest taking up the occupation, the person making the booking may be held responsible for cancellation, non-arrival and damages as set-out within. Only the lead guest and the named booking party are allowed to use the property and its facilities, any third party visitors are only allowed access at our express permission.
To secure any booking we require 100% of the total charge prior to arrival. Any booking made within one calendar month of arrival requires a deposit of 100% of the total charge. We require 50% of the total sum of booking as non-refundable deposit for any booking made more than one calendar month in advance. Exceptions can be made, but this is made at the discretion of the General Manager, with all terms required in writing.
Deposit payments must be 'cleared funds' before a booking can be confirmed. Deposits are only refundable under the conditions set-out here within.
Payments can be made online via a link, over the phone using debit / credit card and American Express as well as by digital bank transfer. Any charges raised against us by our banks for handling dishonoured bank transfers or any other payments, must be reimbursed by the lead guest within seven (7) days of any request to do so.
All guests agree to respect the privacy and peace of all other staying guests, neighbours and the owners at all times. We reserve the right to cancel a booking with immediate effect if guests are not honouring this agreement or causing a disturbance / nuisance to other guests, neighbours or the owners.
Check-in and Check-out
Guests must check-in and check-out by the times stated below:
* Check-in times: from 3pm and before 7pm on day of arrival
* Check-out time: until 10:30am on day of departure
Late check-ins will be subject to an additional fee.
*Check-ins between 7pm and 8pm - No fee
*Check-ins between 8pm and 9pm - £30
*Check-ins after 9pm - £50
Cancellation, Returned Deposit & Non-Arrival Conditions
Guests who need to cancel a booking should contact us as soon as possible. Deposits already paid are only returned in accordance with the following conditions:
* Cancellation made 28 days or more in advance of arrival date = Deposit refund minus £30 administration fee
* Cancellation made 27 days or less of arrival date = Any paid amount is non-refundable. Unpaid remaining balances will not be charged.
* Cancellation made 2 weeks or less of arrival date (that is 14 full days before 6pm of the arrival date) = No refund issued, full amount of booking due
Non-arrival guests, who are unable to attend or fail to attend for whatever reason or fail to give notice of cancellation within time forfeit their deposit paid and the full amount of the booking will be due. It is suggested that booking guests take out appropriate holiday / cancellation insurance where required.
In the rare event we need to cancel your booking with us, please be aware that we cannot be held liable for circumstances beyond our control and that our liability to you is limited to the refund of any payment already made.
Wi-Fi Fair & Appropriate Usage Policy
We supply Wi-Fi Internet access free of charge. Guests accept to use this access to the Internet fairly and appropriately. We may monitor network performance and user usage in order to maintain a fair and high level of service to all our guests.
The Internet access provided is intended for general use such as access to the world wide web, email, messaging, social media, light video / music / media streaming. It is not intended or ideally suited for heavy media streaming, online gaming, extensive downloads / uploads. Access to illegal activity or use of our network for illegal activity is not prohibited and will be reported to local authorities.
Damages & Lost Property
We reserve the right to charge the lead guest for any damages caused through the course of a booking by any member of the booking party. This includes breakages, spillages, stains, damage to furniture or fixtures and fittings. Any accidental damages should be reported as soon as possible in order to minimise damage and associated costs. Lost keys will incur a replacement charge of £30 per key payable prior to the departure date.
Any lost property, if discovered and found, left behind by guests during a stay will be held for a period of 1 month. While we will make our best efforts to reunite lost property with their owners, we accept no responsibility in replacing lost items and encourage guests to ensure they have all their belonging before checking-out. We may offer to post lost items via recorded delivery at the cost of the property owner, otherwise collection can be arranged.
Alcohol
We permit alcohol to be consumed on our property in reasonable amounts but excessive drinking is prohibited at all times. Glassware and bottles are not permitted outside or in the picnic areas. This is because of potential harm to the animals that roam the land. Therefore we request you to use alternatives such as a ceramic mug or paper cup.
Smoking
Smoking of any tobacco products including, but not limited to cigarettes, pipes, cigars, snuff or chewing tobacco, is not allowed in any of the rooms in the main house including the Standard Rooms and the Family Suite and is not allowed in any of the log cabins. Smoking is only permitted on the front decks of the log cabins and the patio in front of the main house.
Chewing Gum
Chewing Gum is not permitted anywhere on our land or property. Please refrain from using Chewing Gum when staying at Old Pier House and if you do use Chewing Gum that it is disposed of properly in a rubbish bin.
Pets & Service Dogs
We do not currently accept any new pets in any of our cabins or in the apartment.
Our animals
Old Pier House has its own animals including dogs, chickens, horses and highland cattle that roam our land freely. We ask that you respect the animals and that you strictly do not feed them. Our dogs and our horses are friendly and used to our guests, however please approach them with care and respect and please move gently around them. Our Highland Cows are shy animals and are not used to being approached and we ask that you maintain at least 3 metres distance from the cows. We cannot be held responsible for any claim for injuries sustained or damages resulting from your interaction with our animals.
Allergies
We have animals on our property as stated above. Therefore, if you suffer from allergies to animals our accommodation is deemed unsuitable.
Parking
Old Pier House is a safe environment. We have never experienced theft from any vehicle on our site but suggest that no valuables are left in the car at any time. We cannot be held responsible for any loss or theft of items left in your car.
Sustainability
Old Pier House respects the environment and asks our guests to do the same. In practical terms this means aiming to be plastic-free and recycling materials and waste wherever possible. Therefore, we ask guests not to use plastic bags or plastic utensils where possible but to use sustainable alternatives and if they do use plastic based products, to dispense of them appropriately. We aim to provide separated recycling bins in each of the rooms and cabins that have cooking facilities and ask that you take care to separate your rubbish before disposing of it which makes our job easier for recycling.
